How to Sell your House for TOP DOLLAR

Selling your house for TOP DOLLAR is not magic mirrors, hocus-pocus or false promises. It's a science based on my years of experience selling in all types of markets. I've "been there / done that." I'd like to share some of the TOP DOLLAR concepts and a few suggestions with you:

First of all, you'll notice that we are talking about selling your house, not your home. There's a difference. Your home is a cherished place for you and your family. Your house is a valuable commodity to be sold to somebody else for top dollar. When we prepare your house for sale, we will be treating it as a showplace (it will look great and may be a little hard to actually live in!)

My TOP DOLLAR program includes a concept called "staging". Basically, I'm going to help you set your house up so that it looks terribly inviting to a prospective buyer. We're going to create a Hollywood stage set that makes your house irresistable.

FOUR things you should remember:

1. It can be a little difficult to live in a "staged" house;
2. It will require some packing, throwing, and organizing;
3. The entire process takes some effort to do,
some patience to live with and;
4. The reward is absolute TOP DOLLAR when you sell.

Here are some ideas to get started on:

OUTSIDE
Keep the lawns mowed, fertilized, watered, edged and immaculate. Sweep the walks and driveway. Keep the leaves raked. Keep the yard lights on at night. Powerwash the house and freshen the paint. Fix anything that needs fixing.

INSIDE
Air the house out. Kill the odors. Cook some cinnamon. No smoking inside. Keep the drapes open and shades up. Make the house light and bright. Add some fresh flowers inside. Keep all the rooms at a comfortable temperature. No kids. No pets. No TV. Clear all countertops. Clean out the closets. Clear off the floors.
